At the foot of Cap Tourmente, between the river and the mountains, Saint-Joachim is the gateway from the Côte-de-Beaupré to Charlevoix. Mont-Sainte-Anne is about 10 km away: skiing in winter, mountain biking in summer. The Cap Tourmente National Wildlife Area, famous for its snow geese, is minutes away, as is the Sentier des Caps. Le Massif de Charlevoix is about 30 minutes away, the Sainte-Anne-de-Beaupré Shrine is nearby, and Quebec City is less than an hour away via Route 138. A four-season area that draws skiers, cyclists, hikers, birdwatchers and pilgrims.
A TURNKEY INN IN THE HEART OF A REGION ON THE REBOUND
The Côte-de-Beaupré is at a turning point. At
Mont-Sainte-Anne, about 10 km away, a $100M modernization
plan, funded equally by the operator and the Government of
Quebec, calls for replacing the gondola and the Express du
Sud and Express du Nord lifts, and for upgrading
snowmaking. Work was announced to begin in summer 2026,
with lifts coming into service gradually over three to four
years. A master plan for the base village is also in the
works.
Since April 2026, Sépaq has been operating the Parc du
Mont-Sainte-Anne and is investing $14M in its mountain
biking and cross-country ski trails. On the riverfront, the
Sainte-Anne-de-Beaupré wharf has been transformed with more
than $12M, a river shuttle now links Quebec City and
Sainte-Anne-de-Beaupré, and the Delta Mont-Sainte-Anne has
invested $50M in its facilities. More visitors, four
seasons a year: every one of them needs a place to stay.
THE INN
19 rooms in 14 units, 14 bathrooms, up to 40 guests when
rented as a whole. A charming 1928 house and more recent
additions, including a wing served by an elevator. Large
wood-panelled hall, two kitchens, living room with
fireplace, games room. Outside: lit terraces, pool, fire
pits, pétanque and BBQ area. Sold furnished and equipped,
with the name, website, booking accounts and goodwill.

USE ALREADY AUTHORIZED
In the agricultural zone, the inn use is authorized by the
CPTAQ (decision 439184, 2023) and by the Municipality of
Saint-Joachim (PPCMOI adopted August 7, 2023). The
permitting process, often long and uncertain, is behind you.
According to information obtained, the guest room wing was
built around 2005 for the seniors' residence that operated
on the premises at the time (1992-2018), which explains its
wide corridors and elevator.
